Affordable Housing and Smart Land Use: Yes, Both

For too long, the environmental community and the affordable-housing community have been positioned as opponents. We reject that framing. The most environmentally responsible housing policy and the most equitable housing policy are, in many cases, the same policy: well-designed density on land that is already developed, near transit, with strong tenant protections.

Sprawl is a climate issue

Every acre of agricultural or watershed land lost to suburban sprawl is an acre that no longer absorbs rainfall, sequesters carbon, or grows food. And every household relocated far from job centers commits to decades of additional vehicle miles traveled. Single-family-only zoning, in particular, is a climate policy choice — even when it is not labeled as one.

Density done right

The transit-oriented development corridors along Honolulu’s rail line, the conversion of underused commercial parcels to mixed-use housing, and the legalization of accessory dwelling units in established neighborhoods all add homes without consuming new land. Pair these with permanent affordability covenants and you have a package that genuinely serves both goals.
